Project Updates
May 2024
On May 2, the AHFC Board of Directors selected DMA Development Company, LLC as AHFC’s development partner. This decision affirmed AHFC’s staff recommendation based on evaluation scores. Over the next several months, AHFC and DMA Development Company will enter negotiations to solidify the details and expectations of the partnership. Both parties are committed to delivering a development that the community will be proud of.
We learned from you, the community, that it is important we choose a developer that prioritizes community input, understands the local community, and has a strong track record developing affordable housing. There was a strong theme of support for resident services and community programming, which will be incorporated into negotiations to strengthen the project and align with community priorities. As the project continues to move forward, engaging the community will remain an integral part of the process. By choosing a partner based on qualifications rather than a proposed plan for the development, we have a great deal of flexibility throughout the planning and development phases. The RFQ process also allows AHFC and its partners to adjust to changing economic conditions and community needs/priorities.
April 2024
Thank you again to everyone who participated in the Ryan Drive RFQ process. AHFC leadership has reviewed the RFQ Evaluation Panel Scores and the responses received during the Public Evaluation Period, and will recommend a preferred development partner to the AHFC Board of Directors for consideration of the award of the development opportunity. Staff anticipates that the AHFC Board will select and award the development opportunity at the May 2, 2024 AHFC Board of Directors meeting.

6909 Ryan Drive was formerly used by Austin Energy. An initial solicitation process for a development partner ended in July 2023 due to changes in the market conditions from when the process began in 2020. The property has been transferred to the Austin Housing Finance Corporation (AHFC) to issue a solicitation for a new development partner. What has changed?
Market conditions have led to shifts in development conditions for this project. We will release a solicitation for a new development partner that will include updated requirements for the site. These requirements will include more affordable units and serve a broader range of incomes. Specific changes (as well as what is staying the same) are captured in the chart below.

Project Priorities & Benefits
6909 Ryan Drive is a 5.5-acre property that is uniquely located across from a CapMetro Rail station and close to a CapMetro Rapid bus line, which would allow potential future residents alternative transportation options. Since 2018, community members near the site have been very involved in shaping priorities for its redevelopment goals. The following priorities have consistently been identified:

- park space
- connectivity to transit
- neighborhood amenities serving the Crestview Neighborhood
