April 2024 

Thank you again to everyone who participated in the Ryan Drive RFQ process. AHFC leadership has reviewed the RFQ Evaluation Panel Scores and the responses received during the Public Evaluation Period, and will recommend a preferred development partner to the AHFC Board of Directors for consideration of the award of the development opportunity. Staff anticipates that the AHFC Board will select and award the development opportunity at the May 2, 2024 AHFC Board of Directors meeting.

We are thankful for all of the time and energy the community has invested in shaping the development plans for this site.  The input that has been received over the past few years will continue to guide decisions the City makes about the property.  If there are additional considerations that you would like to voice, we welcome you to share those below and/or visit us during the office hours listed on this page. November 2023

6909 Ryan Drive was formerly used by Austin Energy. An initial solicitation process for a development partner ended in July 2023 due to changes in the market conditions from when the process began in 2020. The property has been transferred to the Austin Housing Finance Corporation (AHFC) to issue a solicitation for a new development partner.  For more information about the previous solicitation and engagement for the site, please visit http://www.austintexas.gov/department/6909-ryan-drive. What has changed?
Market conditions have led to shifts in development conditions for this project. We will release a solicitation for a new development partner that will include updated requirements for the site. These requirements will include more affordable units and serve a broader range of incomes. Specific changes (as well as what is staying the same) are captured in the chart below.

Project Priorities & Benefits
 

6909 Ryan Drive is a 5.5-acre property that is uniquely located across from a CapMetro Rail station and close to a CapMetro Rapid bus line, which would allow potential future residents alternative transportation options.  Since 2018, community members near the site have been very involved in shaping priorities for its redevelopment goals. The following priorities have consistently been identified:  

  • affordable housing 
  • park space 
  • connectivity to transit 
  • neighborhood amenities serving the Crestview Neighborhood

Request for Qualifications opens

Affordable housing developers are invited to submit their qualifications in consideration of becoming the partner for this project.
